What is a master-planned community?
It is a community for which every element and consideration is carefully planned from inception. The master plan specifies the boundaries of the community, location of residences, and mix of residential, commercial, recreational and common area development. For homeowners, this means having a clear vision of the completed community upon purchasing a new home.
Does Hyland Trail have a lifestyle director?
Hyland Trail will have a full-time Lifestyle Director that actively organizes social events, parties, club meetings and community gatherings throughout the year. Hyland Trail residents will enjoy a full calendar of fun events and activities for the whole family.
What are the Hyland Trail amenities?
Hyland Trail will offer a resort-style pool, fitness center, sports courts, play field, dog park, playground, and a biking/running/walking trail system – all reserved for the exclusive use of residents in the Community Development District (CDD).
What internet and cable providers are available to residents?
The community will be equipped with the latest fiber-optic internet and cable connectivity lines from AT&T and Comcast. Residents are also free to subscribe to other providers if preferred.
Can I reserve amenities for special events?
Of Course! Hyland Trail’s Amenity Center will offer the perfect location for residents to plan a get-together with family or friends. Once the amenity center is complete, residents can contact the Hyland Trail Welcome Center team for more information.
Is Hyland Trail a gated community?
Hyland Trail will not have restricted access. Edenbrooke, the Active Adult community within Hyland Trail, will be gated.

What is an HOA?
At Hyland Trail, the Homeowners Association (HOA), is accountable for enforcing the deed restrictions and overall neighborhood conditions and regulations.
Does Hyland Trail have an HOA?
Yes, the community has a HOA which is managed by Castle Group.
What is a CDD?
A community development district is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes, defined “as an alternative to municipal incorporation for managing and financing infrastructure required to support development of a community.”
Is there a Community Development District (CDD) at Hyland Trail?
Yes, the CDD for Hyland Trail is registered as Creekview CDD and is administered by Wrathell, Hunt and Associates, LLC. For more information on the benefits and responsibilities of the CDD, please click here.
Are golf carts allowed within the neighborhood?
Hyland Trail is not registered as a golf cart community. Residents may use registered, licensed and properly equipped Low Speed Vehicles (LSV) on roadways within Hyland Trail. Carts are not allowed on sidewalks or multi-use paths.
Am I allowed to store a boat or RV in Hyland Trail?
The community does not allow the storage of boats or RVs within the community per the HOA guidelines. Although there are a variety of storage facilities located within a short drive from the community.
